What is the FSA Direct Farm Ownership Loan?
Administered locally through County USDA Service Centers, the Farm Service Agency (FSA) provides direct loans to eligible military veterans who are unable to obtain commercial agricultural credit elsewhere at reasonable rates.
Unlike traditional commercial banks that require 25% down and extensive farming financial records, the FSA Direct Farm Ownership loan offers:
- Low down payments: As low as 0% to 5% down.
- Fixed rates: Substantially lower than commercial bank interest rates.
- Generous terms: Up to 40-year amortization schedules.
- Loan limits: Up to $600,000 for direct ownership loans.
The Veteran Farmer Advantage
Under recent Federal Farm Bills, military veterans receive priority funding preference:
1. Set-Aside Funding Pools
The USDA targets a specific percentage of its annual loan budget specifically for Socially Disadvantaged and Veteran Farmers, reducing wait times.
2. Military Service Substituted for Ag Experience
Normally, FSA requires 3 years of farm management experience. For military veterans, FSA can substitute your military leadership and operational experience for a portion of the agricultural requirement.
3. Down Payment Program Matching
FSA's Down Payment Program requires only 5% cash from the veteran, with the FSA financing up to 45% at a 1.5% fixed interest rate, and a commercial bank or landman seller financing the remaining 50%.
Property Eligibility Criteria
Not every suburban lot qualifies. The FSA mandates that the acquired property must:
- Be of sufficient size to support a viable agricultural operation (e.g. hay, grazing, specialty crops, timber).
- Possess adequate water resources (wells, stock tanks, natural springs).
- Have legal, insurable ingress and egress for farm machinery.
