Why You Received This

How your land was selected.

We do not buy mass marketing lists or blast generic postcards. Every piece of mail sent by Vets.land is tied to a specific parcel identified by a landman in county courthouse records.

01. Courthouse Title Audit

Our landmen research county deed rolls, tax appraisal records, and probate filings. We look for unfragmented rural tracts with good road access, agricultural utility, and long-term sovereignty potential. If your property was selected, it met our standard for veteran settlement.

02. Direct Principal Buyer: Zero Broker Commissions

We are not real estate agents asking for a listing. When we make an inquiry or offer, we buy directly for our own account or our dedicated veteran pipeline. That means you pay zero real estate commissions, no administrative fees, and we cover standard closing costs with an established local title company.

03. Undivided Interests & Delinquent Tax Burden Removal

Many parcels we research have been in families for generations. Often, title is clouded by unprobated estates, dozens of fractional heirs, and years of unpaid county property taxes. As professional landmen, we buy undivided fractional interests directly for cash, pay off the delinquent taxes in full to stop county tax foreclosure, and draft all the necessary Affidavits of Heirship and curative deeds.

Frequently Asked Questions

What if there are years of delinquent back taxes owed?

We bring the county tax appraisal account current. We pay off all delinquent property taxes, penalties, and interest out of our own funds at closing. You never have to bring cash to the table, and your family is freed from the threat of tax foreclosure.

What if I only own a fractional or undivided interest (e.g. 1/8th or 1/32nd)?

We specialize in undivided fractional interests. Under real estate law, you have the absolute legal right as a co-tenant to sell your individual interest. You do not need the signature or permission of distant cousins to sell your share to us for immediate cash.

Do I have an obligation to sell?

None whatsoever. Our correspondence is an invitation to discuss an acquisition if you are considering liquidating the tract, resolving an estate, or seeing the land put to noble use by military veterans. If you are not interested, simply let us know and we will update our records.

How does closing work?

All transactions close through a licensed, bonded title company or real estate attorney in the county where the land is located. Funds are wired directly to you from the title company escrow account at closing.
