Can I sell my undivided interest if other heirs refuse to sell?

Yes. Under tenancy-in-common property law, you own your undivided fractional interest independently. You have the absolute legal right to sell your share for cash without the agreement, signature, or consent of other heirs. We step into your co-tenancy position and handle subsequent filings.

What happens if there are years of unpaid delinquent property taxes?

We pay off 100% of outstanding delinquent county property taxes, statutory interest penalties (12%/year), and collection attorney fees (up to 20%) in full at title closing out of our purchase funds. The tax lien is completely satisfied and your family is released from liability.

Do I have to pay for probate court or title curative documents?

No. When we acquire a parcel or fractional share, our professional landmen prepare all necessary Affidavits of Heirship, corrective deeds, and family pedigree charts at our own expense.

Are there any real estate agent fees or commissions?

Zero. Vets.land is a principal buyer. We never act as retail brokers and never charge real estate commissions. Standard title and escrow closing costs are covered by us.

How does the priority veteran registry work?

When an acquired parcel completes our 10-point diligence audit and title is cured, we present the property directly to verified service members, veterans, and military families on our registry before any public notice. Parcels are never placed into speculative retail bidding wars.

Can I use a Texas Veterans Land Board (VLB) loan?

Yes. Every Texas parcel in our pipeline is pre-structured to meet Texas VLB standards: signed boundary survey by a Registered Professional Land Surveyor (RPLS) within 12 months, closed metes and bounds, 1.000+ net acres, and 30-foot deeded ingress easements.

Do you guarantee insurable title and deeded road access?

Yes. We never allocate landlocked acreage. Every parcel is backed by a standard Owner's Policy of Title Insurance issued by an established title company with no access exceptions.

Which states do you operate in?

We operate across states with uncomplicated recording acts and strong pro-property protections: Texas, Wyoming, Oklahoma, Arkansas, Missouri, Tennessee, Alabama, Mississippi, Montana, and Idaho.

Why do you not acquire in California or New York?

To protect our veteran buyers and ensure sovereign, unencumbered landownership, we deliberately exclude states with hostile regulatory climates, aggressive transfer taxes, punitive zoning, or anti-landowner tenant/squatter laws.
